How it works

One calendar, one price, three to five years

An agreement is the same work you would otherwise buy as a run of one off quotes, set out for three to five years at a price fixed up front. We have been maintaining Brisbane towers on the same annual cycle for years. This puts the cycle in writing, so the building is planned into our year and your committee stops re-quoting the same jobs every time they come around.

We start with what the building needs, not with a package. The facade clean, the window clean, the roof and gutter clean, the gardens, the height safety inspection: each one is priced on its own and you tick the ones you want.

Then we set the calendar for the whole term, the same works in the same months every year, scheduled around the building's seasons rather than around our diary. Gutters before storm season. The facade clean when the weather suits the drops. The height safety inspection on the anniversary of the last certificate, so the building is never out of certification.

You get the price for every service in every year of the term, in writing, before you sign. No re-quoting, no conversation about market rates twelve months later, and nothing for a new committee to unpick when it takes over.

Budgeting

One monthly amount, or pay per visit

A facade clean lands as one large invoice in one month of the year, which is the part committees dislike. On an agreement you can take the total for the term, divide it evenly and pay the same amount every month instead.

Published for the full term

Every service is priced for year one, year two and year three before you sign, so the committee can budget the whole term instead of guessing at it.

Equal monthly payments

Take the total for the services you have chosen, spread it evenly across the months of the term, and the maintenance line in your budget stops moving.

One agreed annual adjustment

Prices rise once a year on the anniversary, by an amount written into the agreement. You see every year's figure up front rather than getting a letter about it later.

Only what you tick

Leave a service out and it is simply not in the agreement. Add one later and it is priced on its own, without reopening the rest.

Invoicing follows whichever way you choose. Per visit on completion, or the same amount every month for the life of the agreement. Tell us which suits the way your body corporate handles its levies and we will set it up that way.


Cleaning cycle

The cleaning cycle we recommend

Most buildings stay clean on two visits a year, with a deeper clean every two to three years. On an agreement the whole cycle is set out and priced before you sign.


Year one: a Pressure Wash and Squeegee Clean to bring the facade back to a clean baseline, then a Window Clean (Glass & Frames) six months later.


Years two and three: a Pure Water Window and Facade Clean once a year, with a Window Clean (Glass & Frames) at the six month mark.


Every two to three years: the Pressure Wash and Squeegee Clean comes round again, sooner for buildings near busy roads, construction, the river or the beach.


Buildings already on a regular clean can start straight on the pure water cycle.


Included for the term

Your height safety, covered


Sign for three years or more and the annual height safety inspection is included at no charge for the life of the agreement, whichever other services you choose.

That is the full inspection. Every anchor point, static line and fall arrest asset checked against Australian Standards, every chemical and friction set anchor load tested to AS/NZS 1891.4 and AS/NZS 4488, a certificate of compliance, an asset register, and a fixed map showing where every asset on the building is.

It matters more than it sounds. That certificate is the first thing any contractor who needs to get on your roof will ask you for, and a building whose certification has lapsed cannot have anyone working at height on it until it has been inspected again. On an agreement it happens on the same date every year, without anyone having to chase it.

Repairs, replacements and new installations are quoted separately. Finding a failed anchor is part of the inspection. Fixing it is not, and we will tell you what it costs rather than doing it and putting it on the invoice.


Between visits

We are your height safety people

An agreement makes us the people who know your building, so use us. Call or email any time with a question about the facade, the roof or the anchor system, and the answer comes from someone who has been on those ropes.

If another trade or a resident raises a concern, we will come and look at no charge, up to two visits a year, and give you our findings in writing. A roofer who is not sure the anchors are rated for what he is about to do. A resident who has seen a crack from a balcony. A caretaker who wants to know whether something is urgent. Somebody has to go and look, and it should not cost you a call out fee to find out it is nothing.

If it turns out to be something, you get the same finding you would get in a condition report, with no quote attached unless you ask for one.


Getting started

What it takes to put one in place


We look at the building, usually on a free onsite consult, and work out what it actually needs and how often.


You get a proposal listing every service, what is included and what is not, with the price for each year of the term and the monthly figure beside it.


You tick the services you want. The agreement covers exactly those and nothing else.


We issue the service agreement for the term and book the first visit.

A three to five year commitment usually needs more than committee approval, so we supply what your body corporate manager needs to put it to a general meeting: the schedule of works, the pricing for the full term and the scope of each service, in a form that can go straight into a motion.
