Scope

What's included

All external inaccessible glass from parapet to podium.

External side of balcony balustrade glass and inaccessible glazed pool fences.

Resident balcony glass cleans on request, booked and paid for by individual residents, with nothing for the building manager to administer.

Window frames, mullions, seals and sills cleaned with the glass, not just the pane.

Optional podium and lobby glass, so ground floor gets the same finish.

Rope rigging, rescue plan and IRATA certified technicians on site for every drop.

Resident notification letter 2 weeks before we start, written for you to circulate.

Free photo inspection with any defects noted after completion.

Facade too

Want the facade cleaned as well?

A window clean covers the glass and frames. The Pure Water Window and Facade Clean does the glass, frames and the rest of the facade in one pass, and on a mixed facade it is usually the most cost effective way to get both done. For buildings that have gone a few years without a clean, the Pressure Wash and Squeegee Clean resets the whole facade.

Process

How a clean runs

01

Site visit and quote

We walk the roof, check anchor certification and count the glass. You get a fixed price and a day count, usually within two business days.

02

Notify and schedule

We agree dates with your building manager and send a resident notice. Nothing goes on the footpath, so no council permit is needed.

03

Rig and drop

Two to four technicians on site, one column of glass at a time. A 15 storey tower with four elevations is typically three to six days.

04

Report and derig

Ropes off the roof the same afternoon we finish. Your photo inspection and invoice arrive within the week.

Method

Why rope access beats scaffold and swing stages for glass

Window cleaning is light work at height. The access method should be light too.

Rope access

Rigged in an hour from existing roof anchors.

Reaches recessed balconies and curved facades a stage cannot.

Nothing on the ground, nothing hanging overnight.

Cost is labour only. No hire, no crane, no permits.

Swing stage

Needs davit arms or a roof rig and a crane to lift it.

Stage width means balconies and setbacks get skipped.

Hangs on the building between shifts, in wind and at night.

Weekly hire and engineering sign off on top of labour.

Scaffold

Days to erect, days to strike, on a job that takes days to do.

Ties into the facade, which is what you are trying to clean.

Blocks the footpath and every balcony it passes.

Usually five to ten times the cost of ropes for the same glass.

Related

Glass that will not come clean

Some marks are not dirt. Hard water staining and light scratches stay put no matter how many times the glass is washed, and they need polishing to restore the glass rather than cleaning.

FAQ

Questions building managers ask

Most Brisbane residential towers clean twice a year. Commercial towers and anything within a kilometre of the river or the bay usually go quarterly because salt and traffic film build faster. We will tell you if your building can go longer.

No. We work from the outside. The notice we send 2 weeks ahead asks residents to close blinds, bring washing in and keep balcony doors shut while we pass.

Yes, and it costs the building nothing. While we are on the ropes, individual residents can book and pay for a clean of the glass inside their own balcony, which the building scope does not cover. They book and pay online, we SMS them the day before their drop and nobody needs to be home. There is nothing for the building manager to administer.

For a 10 to 20 storey Brisbane residential tower a full external clean by rope access usually costs between $10,000 and $20,000. Glass area, roof access and frequency drive the number. A quarterly program costs less per visit than a one off.

Light rain is fine, we stop for lightning and for sustained wind above our rope access limit, and we reschedule at no cost to the building.

We need certified anchor points or structure we can rig to. If the building has none, or the anchors are out of certification, we can install a new system and certify it as part of the same job. We are height safety installers as well as cleaners.

A visual record of anything we saw on the facade while cleaning, with a photo and a location for each item. It is a visual observation from the rope, not an engineer's inspection.

Start with the free quote, or book an on-site consult if you would rather we looked at the building first. Most jobs can be quoted without a site meeting. Either way you get a fixed price with the assumptions written down, usually within two business days, with no charge and no obligation.

Brisbane and south east Queensland, from the Sunshine Coast down to the Gold Coast, which is where the great majority of our work is. We travel further for portfolio clients and for buildings that are hard to get anyone else onto, including interstate. If you are not sure whether your building is in range, ask.

Yes, and it is how we would rather work. A maintenance agreement sets the clean into a fixed calendar, the same month every year, with the price published for the full three to five year term so your committee can budget it. Pay per visit or spread the whole agreement over equal monthly payments. Your annual height safety inspection is included at no charge on any agreement of three years or more. See how our maintenance agreements work.
